Devon W. Block, a partner with Paskerian, Block, Martindale & Brinton LLP specializes in real estate and corporate transactional work. Mr. Block's practice includes all aspects of real estate transactions, including development planning, development, leasing, financing, acquisition and disposition.
During the last five years Mr. Block has been directly involved in negotiating and documenting, on behalf of real estate funds and real estate investment trusts, real property acquisitions and dispositions throughout the United States. Recent acquisitions in which he was involved include the acquisition of an $85,000,000 building in New Jersey (including the assumption of a securitized loan), a $110,000,000 building in Orange County, a $35,000,000 building in Scottsdale (including the assumption of a loan), a $25,000,000 building in San Jose, and a $25,000,000 building in Atlanta. Mr. Block has also been directly involved in negotiating and documenting credit facilities covering multiple properties, including a credit facility covering 46 separate properties. Mr. Block also formed a private equity fund that was organized to purchase multi-family residential properties with investments from high net worth individuals.
During the last eight years Mr. Block has been directly involved in negotiating and documenting, on behalf of a major landowner in south Orange County, real property sales to merchant homebuilders and commercial builders. He has also been directly involved in negotiating and documenting commercial office space leases in the master planned community, and documenting various agreements with governmental entities and utility companies to complete development of the master planned community.
Mr. Block’s experience also includes representing commercial developers in the construction of retail, office and mixed use projects, including the representation of a national big box retailer. This experience includes lot consolidation, and the acquisition of parcels pursuant to the terms of Disposition Development Agreements with various cities. Mr. Block also has experience negotiating mezzanine financing and debtor in possession financing on behalf of corporate clients.
Mr. Block has significant experience negotiating contracts and right of way easements with San Diego Gas & Electric on the part of residential and commercial developers. This experience includes negotiating photovoltaic rooftop contracts, Rule 15, 16 and 20 undergrounding and relocations, new business agreements, and dispositions of substation sites. Mr. Block worked for Marriott Hotels and Red Lion Hotels for fifteen years in positions including general manager and regional controller prior to becoming an attorney. As an attorney, Mr. Block worked for Brobeck, Phleger and Harrison LLP and Morgan Lewis & Bockius LLP for 9 years.
